Buy-to-let (Large Portfolio held in a Limited Company, including HMOs & Holiday Lets)

Stephen has a well-established portfolio of 11 buy to let properties held within a limited company, including a holiday let and an HMO located in the South-East.  He wanted to remortgage the HMO property and two of the buy to lets in order to release capital to purchase more properties.  The deal on his holiday let was also due to expire in the next few months, so we reviewed the best new remortgage options for that too.

Stephen had a broker previously, but he was slow to return calls & emails and didn’t deal with the specialist buy to let market on a regular basis.  He was therefore looking for a new independent, whole of market broker.  Wells Financial was recommended by his accountant based on our extensive expertise in this area and the excellent customer service we’d provided to some of his other clients previously.

Following an initial chat to properly understand Stephen’s situation and requirements, we obtained a spreadsheet detailing the property portfolio. Through a combination of market leading mortgage sourcing software and our in-house experience in the specialist buy to let market (including Limited Company BTL, HMOs and holiday lets) we quickly provided illustrations for the best discounted and fixed rate deals from across the market for Stephen to consider.

We were able to gather one set of supporting documents from Stephen that allowed us to apply for four remortgages within a week of first contact.  These all completed hassle-free and the equity released is now ready to put down on new properties.  We’ll reuse the documents held on file to apply for the new mortgages, so keeping things nice and simple!
